Securing a rental property can be difficult in a competitive market. Tiana Mueller from MMJ Corrimal advises you on how to have the best chance.

Finding your ideal rental property can be tricky, especially when it’s in a sought after suburb or if it’s something you have never done. Most landlords and property managers are after the same tenant, someone who can maintain and look after the property and someone who can afford to pay rent on time every week

Show you are interested 😉

Be sure to enquire on the property you’re interested in through one of the online real estate websites, for the Illawarra the most common & popular one is Realestate.com 

If you’re very keen on one particular property don’t be afraid to send a direct email to the property manager indicating your interest with a brief summary of you & your situation. If you can pre-apply for the property by completing an application form as this indicates your interest to us. 

Visit the open inspection 🧐

Ensure you turn up to the inspection if you can, some agents will accomodate you with a virtual inspection if you can’t get there in person. If this isn’t possible have someone attend on your behalf and Face-time you or grab some videos 

Once the inspection is over ensure you apply for the property ASAP! If you have pre applied then ensure the property manager knows you are keen to proceed with your application. We do often get people pre applying and then never inspecting the property or going ahead so more often then not we need to know you wish to proceed. 

Prime your references 💬

It is sometimes a good ideal to prepare or warn any references that will be required that they will be contacted, then delays we experience as property managers processing applications is because we are constantly waiting on referees to get back to us. 

The more (info) the better! 📄

The more information you provide us the easier you make our job, we know it can sometimes feel like a lot of info however the more you provide the easiest it does make our job. Be sure to complete every part of the application form and don’t leave any blanks! 

Wait patiently for an answer, whilst it is hard and you have more than likely moved yourself into the property in your head we are working as fast as we can to process applications.

Be sure to apply for a property you can afford, really make sure of this as it’s often the number one reason applications get declined 

Be sure to check if it is pet friendly, sometimes a property won’t allow pets or it isn’t suitable for pets so make sure you check this prior to applying with your furry friend.
